This Milton New Hampshire home is situated on 12.75 private acres and is just minutes from Rte-16 for commuting. Rochester is just 10 minutes away, Dover just 30 minutes and Portsmouth about 45 minutes. The custom log style Cape has three bedrooms with the master bedroom located on the first floor. There’s a full bathroom located beside the master bedroom that is accessible from both the hallway and the master bedroom’s large walk through closet. The two bedrooms upstairs are located on either side of the home and have the second full bathroom between them.

As you enter the home from the screened in front porch, you’ll instantly notice the beautiful pine floors, walls and ceilings that can be found throughout the first floor. To the left as you enter is the warm living room that has a wood stove located at one end for an alternative heat source and straight ahead will be a staircase leading to the upstairs. To the right you’ll find roomy dining area and large kitchen with breakfast bar. There’s also an exterior door which leads to a deck and side yard. The hallway behind the staircase is accessible from both the kitchen and from the living room; it holds the entrance to a den on the right side, the master bedroom on the left end with the downstairs bathroom in between. In the back hallway there is also a stairwell to the full basement that contains an LP gas-fired hot air furnace, two washing machines, two dryers, a water softener and an exterior entrance from the backyard.

The property comes with four well maintained outbuildings, the most interesting of which is called a summer kitchen. It has a kitchen sink w/counter space, electricity and an 1895 Crawford Grand wood burning cooking stove. It also has a small table with a few chairs. It makes a great place to hang out and cook something interesting! The other outbuildings consist of a workshop with electricity, a large three bay storage shed with a chicken coop attached at one end and a potting shed located in the very fertile 50’x60’ fenced in vegetable garden.

Thinking About Hiring A Real Estate Agent This Spring?

So you’ve decided to sell or buy a home but you’re not sure how to choose an agent.

When you choose to market your home with a real estate agent, or use a real estate agent to help you purchase a home, some of your first questions might be – does it matter which one I hire? And aren’t all real estate agents the same?

The answer to the first question is yes it does matter. When choosing a real estate professional it’s always advisable to interview at least few of them and chose one that you feel most comfortable with. But you also need make sure that they are the most qualified to help you in your particular need.

Not all real estate agents are the same necessarily. Some agents are simply real estate licensees and some are Realtors®.  Real estate licensees who are not Realtors® have not taken an oath to abide by a strict code of ethics but licensees who are Realtors® have. They subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of selling and buying real estate.

So there is a difference between real estate licensees and Realtors®, but do all Realtors® have the same level of knowledge? Not really because most Realtors® have an area in which they specialize in. If you ever looked at a Realtors business card or website you might have noticed that some have abbreviations after their name. These are called designations and certifications; they show where the agent has additional training and where their specialties are.

Some of these designations are very difficult to acquire such as the GRI. The GRI means the Realtor® has graduated from the Realtor® Institute by successfully passing eight separate courses of real estate education. The prestigious GRI designation is one of the most important of qualifications you should make sure your next Realtor has.

Here are a few of the designations and certifications you should look for as a home seller or buyer when hiring a Realtor®:

  • GRI – Graduate REALTOR® Institute
  • ABR – Accredited Buyer’s Representative®
  • CRS – Certified Residential Specialist®
  • SRES – Seniors Real Estate Specialist, SRES®
  • RSPS – Resort & Second-Home Property Specialist®
  • e-PRO®
  • SFR – Short Sales and Foreclosures Resource®
  • ALC – Accredited Land Consultant®
  • CIPS – Certified International Property Specialist®

As a Realtor who holds both the GRI and ABR designations, I have the training and knowledge to help both home sellers and home buyers in all market conditions. I’ve also been certified as an e-PRO Realtor and as a SFR specialist giving me an edge over the competition in internet marketing and in the marketing & purchasing of short sales and foreclosures.

If your looking to sell or buy real estate in NH call me today and let my training work for your success!

NH’s White Mountains, A Great Place to call Home

I’ve lived in New Hampshire all my life and have probably traveled to the White Mountains on day trips dozens of times. Each time I do, it seems like I tell myself the same thing “I really need to move up here!” I’ve lived in many parts of New Hampshire and have considered them all beautiful in their own way. From small quiet country towns and the big cities of the Merrimack Valley, to the sunny seaport towns in the seacoast area and now I make my home in the lakes region, but I think my journey won’t be complete until I call the White Mountains home someday.

I consider myself very lucky to be able to enjoy the White Mountains with only a short ride north from where I live. My family and I have enjoyed many day trips to different attractions such as The Flume Gorge, The Alpine Slides, Clark’s Trading Post, Conway Scenic Railway and Mount Washington. We’ve made trips in the spring when all the wild flowers are in bloom, in the summer time when we could cool off in the Swift River along the Kancamagus Highway,  in the fall when the colors are breathe taking and in the winter to enjoy the wide variety of mountains to ski.

All through the White Mountains you’ll find quaint little country towns full of historic charm. Great little country stores and antique shops,  fun attractions for the whole family and wonderful lodges, motor inns and hotels with fantastic views. If you enjoy outdoor sports, watching wildlife, all kinds of shopping, or just relaxing in the fresh air surrounded by beautiful mountain scenery, the White Mountains of New Hampshire might be a great place for you to call home too.

If this sounds good to you too and you would like some help finding that perfect home in the White Mountains or anywhere else in NH, please feel free to contact me anytime at (603) 610-8500 ext. 595 or e-mail me at paulrmartin@kw.com and please visit my website at www.EstatesNland.com for all your New Hampshire Real Estate needs!

Twister Hits NH

Trees flattened by the storm in Northwood

A major tornado hit NH this past Thursday (July 24) and traveled about 40 miles through 11towns leaving a path of destruction. Tragically a 57 year old grandmother lost their life in Deerfield while heroically protecting and saving her grandson. Countless others were injured as 19 homes were flattened in the tornado’s path and about 200 homes were damaged in all.  Though the damage was wide spread in the estimated 135 mph winds, most the damage was done to 1000′s of trees. Many homes and lives were speared due to the twister rising up and skipping over some areas.

According to the National Weather Service the towns of Deerfield, Epsom, Northwood, Pittsfield, Barnstead, Alton, New Durham, Wolfeboro, Ossipee, Effingham and Freedom were all affected in the storm.
